How Formby Grew

Formby is mostly a town of detached and semi-detached houses and bungalows, from Victorian villas near the railway to large post-war estates, set among a lot of mature trees.

Before the railway, Formby was a scatter of small settlements along old lanes. Once the line opened, large villas were built in generous plots beside it, and Freshfield Road, between Formby and Freshfield stations, keeps a line of these villas in smooth red brick, with ornamental brickwork at the eaves and slate above. Ryeground Lane has a run of late Victorian semis in the same materials. Between the wars the gaps were filled with semis with curved bays, render and tiled roofs, and the biggest expansion came in the 1960s and 1970s, when estates spread west of the railway and east to the bypass, including many dormer bungalows.

Formby’s only conservation area, Green Lane, runs from the Grapes Hotel up to St Peter’s Church of 1746 and includes a cruck-framed house and an eighteenth-century thatched house. If your property is in it, or listed, check with Sefton Council before changing roof materials.

Pinewoods, Trees and Coastal Wind

Formby is known for its pinewoods, planted from the late eighteenth century onwards to stabilise the dunes, and many of its roads and gardens are still heavily wooded. That greenery brings its own roof maintenance needs:

  • pine needles, leaves and twigs build up in gutters, valleys and behind chimney stacks, causing overflows and damp patches
  • north-facing and shaded slopes can grow a thick layer of moss, which keeps tiles wet and sheds clumps into the gutters below
  • overhanging branches can scrape roof coverings and drop debris in high winds

Homes nearer the coast also take the brunt of westerly winds off the Irish Sea. Keeping gutters clear prevents most overflow problems.

Dormer Bungalows: Warmth and Condensation

In a dormer bungalow the upstairs rooms sit partly inside the roof, with insulation in the sloping ceilings and behind the low side walls. Where that insulation is thin or the roof is poorly ventilated, rooms can be cold in winter, hot in summer and prone to condensation that is easily mistaken for a leak. We rule out genuine leaks first, then look at insulation and ventilation; our insulation page explains the options.

Just had my Velux loft window replaced. Fantastic job done to a very high standard by John and his team. Cleaned up as well before leaving. Simple process from start to finish with Carla coordinating everything. Would highly recommend.

I had an issue with my flashing so had six roofers out to quote... John was the only one of the six who seemed genuine and trustworthy. This turned out to be the case... he did the work for a fair price, gave a proper invoice with breakdown of work, communicated well and left it all tidy. One of the firms who quoted said we needed a new roof (we didn't). It's so important to get several quotes and trust your gut. Thank you!

John and his team completed some repairs to our roof today. I completely recommend them. Friendly, tidy, professional and the job was completed to a very high standard. John is super knowledgable and put our mind at ease about the overall condition of our roof too. We’ll be using them when we need work like this in the future.

Roofer and Builder have just completed gutter and rain pipe replacement around our whole house. They were a delight to deal with - friendly, helpful and very efficient. The work was done by a team of five in a single day and was to a high standard. They cleaned up carefully on completing the work. Maybe not the cheapest but probably the best.

I cannot recommend John and his team enough. I had water leaking through my ceiling after a storm (3 days before Christmas!). John and his team were able to attend the same day. John was very knowledgable, assessed and explained the damage with photographs, and gave me repair options on other problems that were found. The team completed all the work the same day and really went above and beyond to do a great job rather than just a patch up. They've saved me a lot of stress and were pleasant and professional to deal with throughout. I will be contacting John again for future work.

We had a problem that had been going on for years with various people trying to repair it and failing. Last December John came and repaired the roof. The materials used were 1st class, I have photos of every stage of the operation and after rain of biblical proportions I can now safely say that the roof is sound and my house is drying out. I can’t even begin to express my gratitude and wouldn’t hesitate to recommend them to anybody. Thank you

FAQs

Roofing Questions from Formby

There is no fixed rule, but homes near pines and other large trees usually benefit from a check at least once a year, ideally after the autumn leaf fall, and after any big storm. Gutter guards reduce the build-up but still need clearing.

Yes. Many Formby homes are large detached houses with complicated roofs: several slopes, valleys, dormers and flat-roofed extensions. Scaffolding for roofs like these is worked out at the survey and included in the price we give you.

Not usually for like-for-like repairs. Outside the Green Lane Conservation Area, many changes fall under permitted development. On a listed building or within the conservation area, check with Sefton Council first. Replacing more than 25% of a roof also brings Building Regulations into play.

No. Our Maghull office is only a few miles inland, and we work right across Formby as well as in neighbouring Crosby and Southport. The emergency number runs 24/7.
