Practical Roofing Solutions for Commercial Properties

Commercial roofing work often requires a different approach to work on a residential property.

Access, building use, working areas and the potential effect on normal operations all need to be considered alongside the condition of the roof itself.

A commercial roof may develop isolated leaks that can be repaired, while older or more extensively deteriorated areas may require wider remedial work or replacement.

Our team assesses the visible roof covering and relevant surrounding details before recommending the work required. Where practical, repairs can be planned around access and the operation of the property to help keep unnecessary disruption to a minimum.

Planned Maintenance and Inspections for Commercial Roofs

In short: regular inspections let landlords, businesses and managing agents find roof defects while they are still small, spread the cost of repairs over time and avoid the disruption of an unexpected leak. Planned maintenance means dealing with those defects in order of priority rather than waiting for them to fail.

Commercial roofs tend to fail at the details rather than across the main surface, so an inspection looks closely at:

  • outlets, internal gutters and box gutters, which block with leaves and silt and cause water to pond
  • joints, laps and seams in the roof covering
  • upstands and flashings where the roof meets walls, parapets and plant
  • roof lights, vents and pipes passing through the covering
  • parapet copings, edge trims and rainwater pipes

We explain what we found with photographs and set the work out in order of urgency: what needs doing now, what can be planned for later and what simply needs watching. Many owners find a check in spring and autumn, and after severe storms, keeps on top of most problems. Our roof inspections page explains what is covered, and our guide to maintaining a flat roof has practical advice for the time between visits.

Working Around Occupied Premises

Most commercial roofing takes place while the building is in use, whether that is a shop, office, warehouse or block of flats. Before work starts, we agree with you:

  • when the noisier or more disruptive stages should take place, and which times to avoid
  • where materials and waste will be stored and how they will be lifted to roof level
  • which entrances, parking and routes must stay clear, and how areas below the work will be kept separate from staff, customers and residents
  • how stock, equipment or tenants’ belongings beneath the roof will be protected while the covering is open

On larger roofs, work can be phased so that no more of the roof is stripped than can be made weathertight again before work stops each day. The roofing system matters too. Torch-on felt involves a naked flame, and some premises or their insurers set rules for hot works, so a flame-free system such as EPDM rubber or GRP fibreglass may suit some buildings better, although GRP resin has a strong smell while it cures, which is worth planning for near air intakes and open windows.

Safe Access to Commercial Roofs

Access to every roof is planned before work starts, following HSE guidance for work at height. Depending on the building, that may mean scaffolding, towers, edge protection or other suitable equipment. Fragile surfaces are a particular concern on commercial buildings: roof lights, older fibre cement sheets and some profiled sheeting may not carry a person’s weight and must be identified and protected before anyone works nearby.

Older industrial roofs may also contain asbestos cement, so the building’s asbestos survey or register should be checked before any work that could disturb it. If you hold drawings, previous repair records or an asbestos survey for the roof, sharing them before our visit helps us plan the work safely.

I had an issue with my flashing so had six roofers out to quote... John was the only one of the six who seemed genuine and trustworthy. This turned out to be the case... he did the work for a fair price, gave a proper invoice with breakdown of work, communicated well and left it all tidy. One of the firms who quoted said we needed a new roof (we didn't). It's so important to get several quotes and trust your gut. Thank you!

Roofer and Builder have just completed gutter and rain pipe replacement around our whole house. They were a delight to deal with - friendly, helpful and very efficient. The work was done by a team of five in a single day and was to a high standard. They cleaned up carefully on completing the work. Maybe not the cheapest but probably the best.

I cannot recommend John and his team enough. I had water leaking through my ceiling after a storm (3 days before Christmas!). John and his team were able to attend the same day. John was very knowledgable, assessed and explained the damage with photographs, and gave me repair options on other problems that were found. The team completed all the work the same day and really went above and beyond to do a great job rather than just a patch up. They've saved me a lot of stress and were pleasant and professional to deal with throughout. I will be contacting John again for future work.

We had a problem that had been going on for years with various people trying to repair it and failing. Last December John came and repaired the roof. The materials used were 1st class, I have photos of every stage of the operation and after rain of biblical proportions I can now safely say that the roof is sound and my house is drying out. I can’t even begin to express my gratitude and wouldn’t hesitate to recommend them to anybody. Thank you

FAQs

Commercial Roofing FAQs

We undertake roofing work on a range of commercial and managed properties. The service required will depend on the building, roof construction, access and extent of the work.

Yes. We investigate visible roof defects and likely water entry points and can undertake suitable repairs based on the condition and construction of the roof.

Potentially, yes. Existing walls must first be assessed to determine their construction and whether they are load-bearing. Suitable structural support may be required before an opening can be formed.

Often, yes. Localised defects may be repairable where the surrounding roof remains in serviceable condition. More extensive deterioration or repeated failures may make wider remedial work or replacement more appropriate.

We can assess developing roofing defects and undertake suitable planned repair work. Addressing problems before they become more extensive can help reduce the risk of unexpected roof failures.

Yes. Urgent assistance is available for active leaks and sudden roofing damage, subject to location, weather conditions, access and the ability to carry out the work safely.

In some cases. An overlay avoids opening the building to the weather and cuts down on waste, but it only makes sense if the old covering is sound and stuck down, nothing beneath it is wet, and upstands, outlets and roof lights leave enough height for another layer. A small area may need opening up to see what lies underneath. Renewing more than a quarter of a roof’s covering also brings Building Regulations insulation requirements into play, which can shape the decision.

It depends on the lease. Some leases make the tenant responsible for the roof, while in multi-let buildings it often stays with the landlord, who may recover the cost through a service charge. Check the lease or ask your agent, and let us know who will approve the work so the photographs and quotation go to the right person.
