Southport's Housing, From Birkdale Villas to Modern Estates

Much of the town’s character comes from its Victorian expansion. Lord Street was laid out as a broad, tree-lined boulevard, and Birkdale Park was laid out from around 1850 as a suburb of large villas, many built in an Italianate style and several now listed. Around Hesketh Road, Edwardian villas in Arts and Crafts and Old English styles have steep roofs that often sweep down to first-floor level. Older still are the whitewashed cottages of Churchtown, several of them still thatched.

Roofs on the older properties are mostly natural slate, often with decorative ridge tiles, tall chimney stacks, lead-lined valleys, bay roofs and timber barge boards. Some larger houses are now divided into flats or used as guest houses. Away from the conservation areas, Southport also has plenty of twentieth-century semis, bungalows and newer estates, with tiled roofs, dormers, garages and flat-roofed extensions.

How the Coast Affects Southport Roofs

Most of Southport sits only slightly above sea level on the flat West Lancashire coastal plain, with little to break the wind coming in off the sea. That has practical consequences:

  • Wind uplift loosens ridge tiles, lifts slates at eaves and verges, and peels back poorly fixed flat roof edges. BS 5534 now requires ridge and hip tiles to be mechanically fixed rather than held by mortar alone, so a ridge that is rebedded or replaced should meet that standard.   • Salt-laden air speeds up corrosion of nails, clips and metal fittings, one reason slates on older roofs start to slip.
  • Driving rain tests chimney flashings, bay roofs and dormer cheeks, where small gaps let water track a long way before it shows indoors.

Roof Repairs in Southport's Conservation Areas

Southport and Birkdale contain several conservation areas, including Lord Street, the Promenade, Churchtown Village, Hesketh Road, Birkdale Park, Birkdale Village and West Birkdale. Sefton Council’s advisory guidance for areas such as Birkdale Park asks owners to keep original roof lines, to repair or renew roofs in reclaimed or new materials that match the original covering, and to retain features such as decorated ridge tiles and eaves and gable details. Unsafe chimney stacks should be rebuilt to their original height and design, and new dormer windows need planning permission.

This turned out to be the case... he did the work for a fair price, gave a proper invoice with breakdown of work, communicated well and left it all tidy. Roofer and Builder have just completed gutter and rain pipe replacement around our whole house. They were a delight to deal with - friendly, helpful and very efficient. The work was done by a team of five in a single day and was to a high standard. They cleaned up carefully on completing the work. Maybe not the cheapest but probably the best.

I cannot recommend John and his team enough. I had water leaking through my ceiling after a storm (3 days before Christmas!). John and his team were able to attend the same day. If the slates are sound and the problem is local, refixing and targeted repairs can be good value.
