Roofers in Rainhill
Roofer & Builder carries out roof repairs, replacements and building work in Rainhill, the village between Prescot and St Helens beside junction 7 of the M62. We work on Victorian houses near the village centre, inter-war semis, bungalows and the more recent estates, for homeowners, landlords and local businesses.
We are a family-run roofing and building firm with more than 20 years’ experience. On every job we inspect first, explain what we find in plain language and give you a written quotation before work starts. If a small repair now will prevent a bigger problem later, we will tell you, and if a part of the roof is sound, we leave it alone. See our tiled roof page for more on the roofs most common in Rainhill.
A Railway Village With Every Era of Housing
Rainhill earned its place in history in 1829, when the Rainhill Trials on the Liverpool and Manchester Railway were won by Stephenson’s Rocket. The sandstone Skew Bridge, built to carry the road over the line at an angle, still stands in the village, and Rainhill’s housing now spans everything from Victorian villas to recent estates.
Near the older core there are Victorian houses, many with slate roofs and brick chimneys. The southern side of the village is largely semi-detached and detached, while the northern side is more mixed, with terraces and a good number of bungalows. The site of the former Rainhill Hospital, demolished in the early 1990s, is now a housing estate, and other modern developments sit around the edges of the village.
Bungalows and Dormer Conversions
Bungalows have a lot of roof for the size of the house, which is useful when you want more space. A dormer can turn an unused loft into one or two bedrooms without changing the footprint. Permitted development usually allows a detached or semi-detached bungalow up to 50 cubic metres of additional roof space, within certain conditions, and Building Regulations approval is always required. Our dormer loft conversion service covers the structure, roof and finishes with one team.
Bungalow roofs are also easier to see from the garden, so owners often spot problems early: slipped tiles, moss in the valleys or a sagging gutter.
Newer Homes: Small Faults Worth Fixing Early
On the more recent estates, the roofs are generally in good order, and problems tend to be specific rather than widespread. Typical examples include:
- plastic dry verge caps along the gable edges that have cracked or blown loose
- dry ridge fixings that have worked free in strong winds
- gutters that overflow because of debris or a poor fall
- water running behind the gutter and dripping at the fascia, explained in our guide to roofs dripping at the fascia
These are usually straightforward to put right, but left alone they let water into the roof edge and timber.
Older Houses and Rainhill's Conservation Areas
St Helens Borough Council has designated three conservation areas in Rainhill. If your home is inside one, check with the council before altering the roof’s appearance, changing materials or adding rooflights. For older slate roofs anywhere in the village, the usual issues are slipped slates, worn chimney pointing and lead flashings that have lifted with age. We also look after fascias, soffits and gutters on older houses, where timber boards are often due for replacement.
Emergency Roofing in Rainhill
Our 24/7 emergency line covers Rainhill and the surrounding area. Bungalow roofs can look within easy reach, but please do not climb up to inspect storm damage yourself: wet tiles and gusty wind make even a low roof dangerous. Note what you can see from the ground, call us, and where conditions are safe we will secure the roof with a temporary repair before arranging the permanent work.

I had an issue with my flashing so had six roofers out to quote... John was the only one of the six who seemed genuine and trustworthy. This turned out to be the case... he did the work for a fair price, gave a proper invoice with breakdown of work, communicated well and left it all tidy. One of the firms who quoted said we needed a new roof (we didn't). It's so important to get several quotes and trust your gut. Thank you!Posted on Google![]()

John is super knowledgable and put our mind at ease about the overall condition of our roof too. We’ll be using them when we need work like this in the future.Posted on Google![]()

Roofer and Builder have just completed gutter and rain pipe replacement around our whole house. They were a delight to deal with - friendly, helpful and very efficient. The work was done by a team of five in a single day and was to a high standard. They cleaned up carefully on completing the work. Maybe not the cheapest but probably the best.Posted on Google![]()

I cannot recommend John and his team enough. I had water leaking through my ceiling after a storm (3 days before Christmas!). John and his team were able to attend the same day. John was very knowledgable, assessed and explained the damage with photographs, and gave me repair options on other problems that were found. The team completed all the work the same day and really went above and beyond to do a great job rather than just a patch up. They've saved me a lot of stress and were pleasant and professional to deal with throughout. I will be contacting John again for future work.Posted on Google![]()

We had a problem that had been going on for years with various people trying to repair it and failing. Last December John came and repaired the roof. The materials used were 1st class, I have photos of every stage of the operation and after rain of biblical proportions I can now safely say that the roof is sound and my house is drying out. I can’t even begin to express my gratitude and wouldn’t hesitate to recommend them to anybody. Thank you
FAQs
Roofing Questions from Rainhill
Do you cover Rainhill Stoops and the estates near the M62?
Yes. We cover the whole of Rainhill, including Rainhill Stoops and the newer estates, along with nearby Prescot, Whiston, St Helens and Widnes.
Can I add a dormer to my Rainhill bungalow?
In many cases, yes. It depends on the roof pitch, the available head height and whether the property is in a conservation area. Many dormers fall under permitted development, but Building Regulations approval is always needed. We can look at the roof and talk through what is realistic.
The plastic caps on the edge of my roof have come loose. Is it urgent?
Not usually an emergency, but worth dealing with soon. Dry verge caps protect the edge of the roof from wind and rain, and once one has gone, the neighbouring caps and the tiles beneath are more exposed. It is normally a straightforward repair.
What should I check before roof work in one of Rainhill's conservation areas?
Ask St Helens Borough Council whether your property is in a conservation area and whether any extra controls apply. Like-for-like repairs are usually straightforward, while changes to materials, rooflights or the roof shape may need permission.
