For Homeowners, Buyers and Landlords
Roof Inspections and Surveys in Liverpool
A roof inspection is a close check of your roof’s condition by an experienced roofer, to find any defects, explain what they mean and recommend what, if anything, needs doing. Roofer & Builder inspects pitched and flat roofs for homeowners, buyers, landlords and commercial property owners across Liverpool, Merseyside and Wirral.
We look at the roof from suitable, safe access, check the loft where possible and explain our findings in plain terms, supported by photographs. If roof repairs are needed, you receive a clear written quotation. If the roof is in good order, we will tell you that too.
What We Check During a Roof Inspection
A useful inspection covers the whole roof, not just the tiles you can see from the street. Depending on the roof and safe access, we check:
- The roof covering – slipped, cracked, missing or porous tiles and slates, and signs of nail fatigue
- Ridges, hips and verges – loose or missing tiles and cracked mortar
- Chimney stacks – pointing, flaunching, pots and brickwork
- Flashings and valleys – split, slipped or lifted lead, and valleys blocked with debris or moss
- Gutters, fascias and downpipes – blockages, leaking joints, sagging runs and rot
- Flat roofs – splits, blisters, ponding water and worn edges and joints
- The loft space – felt or membrane, battens and timbers, daylight through the covering, water staining, damp insulation and condensation
The access we use depends on the height and layout of the roof. On some roofs a closer look at a particular area needs a tower or scaffold, and we will explain if that is the case.
Roof Inspection or Building Survey?
A building survey, such as a RICS Level 2 or Level 3 survey, looks at the whole property, and surveyors generally view the roof from the ground, from windows and from the loft. Where they cannot see it closely, the report will often recommend further investigation by a roofing contractor.
A roofer’s inspection fills that gap, focusing on the roof itself and the repairs it needs, although it is not a substitute for a building survey or a structural engineer’s report. Our article on a roof defect on a home survey explains the next steps.
Roof Inspections & Surveys
Who Our Roof Inspections Are For
Homeowners
If you have noticed a damp patch, a slipped tile or moss building up, or the roof has not been looked at for years, an inspection tells you where things stand and what can safely wait.
Home Buyers
When a home survey flags a roof defect, an inspection by a roofer helps you understand what the surveyor found, what work it really needs and what that work involves before you commit to the purchase.
Landlords and Agents
For rental properties, an inspection helps you plan maintenance, respond properly to tenants’ reports of leaks and keep a record of the roof’s condition, with photographs and a written quote for any work the roof needs.
Pre-Winter Checks
Autumn is a sensible time to check a roof before winter storms and heavy rain. We look for loose ridges, slipped tiles, lifted flashings and blocked gutters and valleys while they are still small jobs.
Commercial Premises
We inspect pitched and flat roofs on commercial premises, so owners, managers and tenants can plan and budget for repairs and maintenance around the business, rather than reacting to leaks and disruption as they appear.
After a Storm or Leak
After high winds or a leak, an inspection confirms what has been damaged and whether the problem goes further than what is visible, so the repair deals with the full extent of the damage, not just the obvious part.
How It Works
How Our Roof Inspections Work
Discuss Your Concerns
We find out why you want the roof inspected, whether that is a survey finding, a leak, a purchase or routine maintenance.
Inspect the Roof and Loft
We check the roof from suitable, safe access and look inside the loft where possible, covering the roof, junctions, chimney and gutters.
Explain the Findings
We talk you through what we found, with photographs, separating urgent problems from things to monitor or plan for later.
Quote for Any Work
If work is needed, you receive a clear written quotation, with no obligation to go ahead and no pressure over minor items.

Experienced Roofers

Honest Findings
If the roof is sound, we say so. We recommend repairs only where they are needed and never push a new roof without good reason.
Photographs of the Problem
Wherever access allows, we show you photographs of what we found, so you can see the problem for yourself rather than take our word for it.
Roofing and Building Knowledge
Our team covers roofing and building work, so chimneys, masonry, timbers and rooflines are all assessed with the same experience.

Recommended work is set out in a written quote, which is useful for planning, budgeting or sharing with others involved in a property purchase.

Hugh thanks to John and the team for an amazing velux transformation to our victorian house. The original skylight was dangerous and leaking but has been transformed with absolute detail and precision. We are delighted with the finish. The team were fantastic, going above and beyond to sort out the issues and left the house spotless! I would highly recommend them and would certainly call on them for any of our future needs. Carla was also great; kept us updated and informed from the quote through to the completion date.Posted on Google![]()

I had an issue with my flashing so had six roofers out to quote... John was the only one of the six who seemed genuine and trustworthy. This turned out to be the case... he did the work for a fair price, gave a proper invoice with breakdown of work, communicated well and left it all tidy. One of the firms who quoted said we needed a new roof (we didn't). It's so important to get several quotes and trust your gut. Thank you!Posted on Google![]()

FAQs
Roof Inspections & Surveys FAQs
How often should a roof be inspected?
There is no fixed rule, but a check every year or two, and after severe storms, is a sensible guide for most homes. Older roofs, flat roofs and roofs with a history of repairs benefit from more regular checks, ideally in autumn before winter weather arrives.
Is a roof inspection the same as a roof survey?
The terms are often used interchangeably. When people ask us for a roof survey, they usually mean an inspection by a roofer rather than a full building survey by a chartered surveyor. If a lender or solicitor needs a particular type of report, check their requirements before booking.
Do you go up on the roof?
Where it is safe and practical, yes. Access depends on the height, pitch and layout of the roof. Some roofs can be inspected closely with ladders and roof ladders, while others need a tower or scaffold for a close look. We will tell you if any area cannot be fully inspected.
Can you inspect a roof before I buy a house?
Yes, with the seller’s permission, as access to the loft and the outside of the property has to be arranged through the seller or estate agent. An inspection can clarify a roof defect flagged in a survey, so you know what work is needed before you commit.
What are the signs I should have my roof inspected?
Damp patches on ceilings, slipped or missing tiles, pieces of tile or mortar in the gutters, moss in valleys, cracked mortar on the ridge or chimney, and daylight in the loft are all good reasons. Our guide to the early signs of roof leaks covers more.
Do you inspect flat roofs?
Yes. We inspect felt, EPDM rubber and GRP flat roofs on homes, garages, extensions and commercial premises, checking the covering, joints, edges, outlets and any ponding water. See our flat roofing page for more on flat roof repairs and replacement.
