Roof Window Installation, Replacement and Repair
VELUX Window Installation in Liverpool
VELUX roof windows can bring natural light and ventilation into loft conversions, extensions and rooms within a pitched roof.
Roofer & Builder supplies and installs VELUX windows across Liverpool, Merseyside, Wirral and surrounding areas. We also replace older roof windows and investigate problems involving damaged flashing, leaks and surrounding roof coverings.
Our experienced team will assess the roof, discuss the available options and provide a clear quotation for the work required.
Bringing More Natural Light into Your Property
A well-positioned roof window can transform a room by introducing daylight directly through the roof.
VELUX windows can be installed as part of a loft conversion, extension, renovation or improvement to an existing room. Older roof windows can also be replaced where they have become damaged, difficult to operate or no longer meet the needs of the property.
Correct installation involves more than fitting the window itself. The surrounding tiles or slates, flashing, underfelt and internal finishing all need to work together to create a secure and weather-resistant installation.
We assess the complete area before recommending a new installation, replacement or repair.
Choosing the Right Roof Window
In short: the right roof window depends on the pitch of the roof, how high the window sits in the room and how the space will be used. Centre-pivot windows suit most rooms, top-hung windows give a clearer view out, and conservation-style windows suit period roofs. As VELUX installers, we can help you choose the type, size and position.
- Centre-pivot windows rotate around the middle and open from a handle at the top, so furniture can sit beneath them. The sash can be turned right round to clean the outer pane from inside.
- Top-hung windows open outwards from a hinge near the top, leaving the opening clear for a better view, and are often chosen where the window sits lower in the room. Some top-hung models are designed for use as escape windows.
- Conservation-style windows have a slim, dark profile and a central glazing bar, giving the look of a traditional rooflight on period roofs and in conservation areas.
Roof windows are often part of a dormer loft conversion, lighting the front slope while the dormer adds space at the rear.
Size, Position and the Roof Structure
The height of a roof window should suit the pitch. On a shallow roof a longer window is usually needed to give a view out, while on a steep roof a shorter one can do the same job.
Window widths are often chosen to fit between the existing rafters. A wider window, or two side by side, means cutting rafters and fitting trimmers to carry the load around the opening, which is structural work and needs planning properly. Inside, the lining is usually formed level at the top and upright at the bottom, which helps daylight spread further into the room.
Replacement roof windows are generally treated as controlled fittings under the Building Regulations, so the new window must meet current thermal standards and the work must be notified to Building Control or self-certified by a member of a competent person scheme. A new opening that alters the rafters may also need Building Regulations approval, and we will explain what applies when we quote. If your roof is due for renewal, our roof replacement page explains why that is a good time to add windows.

Replacement Roof Windows
Older or damaged windows can often be replaced with a modern alternative. We assess the existing opening, surrounding roof and installation details before recommending the replacement.
Leaking Roof Window Repairs
Water appearing around a roof window does not always mean that the window itself has failed. We inspect the flashing, surrounding tiles or slates and adjoining roof to identify the source of the leak.
Flashing and Roof Integration
The correct flashing system helps create a weather-resistant connection between the roof window and surrounding roof covering. We consider the roof material, window size and installation details when completing the work.
Manual & Powered Windows
Depending on the location and selected VELUX product, options may include manually operated, solar-powered or electric roof windows. We can discuss suitable options based on access and how the room will be used.
Multiple Roof Window Installations
Where the roof design allows, multiple roof windows can be used to introduce more daylight into larger loft spaces, extensions and open-plan rooms. Call us today for a free quote.

I had an issue with my flashing so had six roofers out to quote... John was the only one of the six who seemed genuine and trustworthy. This turned out to be the case... he did the work for a fair price, gave a proper invoice with breakdown of work, communicated well and left it all tidy. One of the firms who quoted said we needed a new roof (we didn't). It's so important to get several quotes and trust your gut. Thank you!Posted on Google![]()

Roofer and Builder have just completed gutter and rain pipe replacement around our whole house. They were a delight to deal with - friendly, helpful and very efficient. The work was done by a team of five in a single day and was to a high standard. They cleaned up carefully on completing the work. Maybe not the cheapest but probably the best.Posted on Google![]()

I cannot recommend John and his team enough. I had water leaking through my ceiling after a storm (3 days before Christmas!). John and his team were able to attend the same day. John was very knowledgable, assessed and explained the damage with photographs, and gave me repair options on other problems that were found. The team completed all the work the same day and really went above and beyond to do a great job rather than just a patch up. They've saved me a lot of stress and were pleasant and professional to deal with throughout. I will be contacting John again for future work.Posted on Google![]()

We had a problem that had been going on for years with various people trying to repair it and failing. Last December John came and repaired the roof. The materials used were 1st class, I have photos of every stage of the operation and after rain of biblical proportions I can now safely say that the roof is sound and my house is drying out. I can’t even begin to express my gratitude and wouldn’t hesitate to recommend them to anybody. Thank you
FAQs
VELUX Windows FAQs
Can a VELUX window be installed in an existing roof?
Yes. A roof window can often be installed into an existing suitable pitched roof. The proposed location, roof construction, pitch and surrounding tiles or slates need to be assessed before work begins.
Can you replace an old VELUX window?
Yes. Existing VELUX roof windows can often be replaced with a suitable modern window. The product information on the existing window can help identify its size and specification.
Why is my VELUX window leaking?
Water around a roof window can result from damaged or incorrectly fitted flashing, problems with the surrounding tiles or slates, blocked drainage channels or another roof defect. An inspection can help identify the likely cause.
Do I need planning permission for a roof window?
Many roof window installations may fall within permitted development rights, but this depends on the property, location and proposed installation. Different requirements can apply to listed buildings, conservation areas and some other properties, so planning requirements should be checked before work begins.
Can you install more than one roof window?
Yes. Multiple roof windows can be installed where the roof structure and available space allow. The layout will depend on the room, roof construction and the amount of natural light required.
How much does VELUX window installation cost?
The cost depends on the window size and specification, roof covering, access requirements, whether a new opening is required and the extent of any internal finishing. We will provide a quotation after assessing the proposed work.
Is the water on my roof window condensation or a leak?
Water that forms on the inside of the glass on cold mornings, particularly in bedrooms and bathrooms, is usually condensation. Leaving the ventilation flap open, airing the room for a short time each day and using extractor fans all help. Water appearing at the frame edges or lining during rain, or damp patches below the window, points to a leak, and our roof leak repair team can trace it.
Will a roof window make my loft room too hot in summer?
South-facing roof windows let in the most sun and heat, while north-facing ones give a steadier, cooler light. Where overheating is a concern, external awning blinds or shutters stop heat before it reaches the glass and work better than internal blinds alone. Opening windows on both sides of the roof, where possible, also helps warm air escape.
Do you need scaffolding to fit a roof window?
It depends on the roof. Work at height has to be planned with suitable access in line with HSE guidance, and on higher, steeper or more exposed roofs that may mean a tower or scaffold for fitting the flashing and surrounding tiles or slates. The access we propose is set out in our written quotation.
