Leaking Roof Detection and Repair
Garage Roof Repair and Replacement in Liverpool
A damaged or leaking garage roof can allow water to reach stored belongings, electrical equipment, vehicles and the roof structure itself. Roofer & Builder provides professional garage roof repairs and replacements across Liverpool, Merseyside, Wirral and surrounding areas.
Our experienced roofers work on flat and pitched garage roofs, from localised leak repairs to complete roof covering replacements. We will inspect the roof, explain the available options and recommend a suitable solution based on its condition, construction and expected future use.
Reliable Repairs for Leaking and Damaged Garage Roofs
Garage roofs are continually exposed to rain, wind, temperature changes and standing water. Over time, the roof covering can split, crack, lift at the edges or deteriorate around joints, outlets and adjoining walls.
Not every leaking garage roof needs to be completely replaced. Where the damage is localised, and the underlying roof structure remains in suitable condition, an effective repair may extend the life of the roof.
Where deterioration is widespread, the roof deck is damaged or repeated repairs are no longer providing reliable protection, replacement may offer better long-term value. Our team will explain the findings and provide a clear quotation before work begins.
Which Kind of Garage Roof Do You Have?
In short: garage roofs generally fall into one of four types, and the type largely decides which repairs make sense.
- Brick or block garage with a flat roof: timber joists and a boarded deck, finished with felt, EPDM or GRP.
- Prefabricated concrete garage: sectional concrete panels carrying a lightweight sheet roof, often corrugated fibre cement or profiled metal. Re-roofing usually means new sheets rather than piecemeal patching.
- Pitched garage roof: tiles or slates on timber rafters, often matching the house. Slipped tiles or a loose ridge are repaired much as on the main house; see our roof repairs page.
- Attached garage or lean-to: a flat or mono-pitch roof that meets the house wall, where the junction is often the weak point.
On attached garages, water can enter at the wall junction even when the covering is sound. Rain soaking into the house wall above can run down inside the cavity and emerge at roof level unless a cavity tray directs it outwards, and some older houses do not have one. We check the wall and lead flashing as well as the roof. While you wait for a repair, our article on garage flat roof leaks has some safe, temporary measures.
Sheet Roofs, Fragile Surfaces and Asbestos
Corrugated fibre cement sheets on older garages are classed as fragile and can give way under a person’s weight, so they should never be stood on.
Asbestos cement was widely used for garage roof sheets until asbestos was banned in the UK in 1999, so a garage built or re-roofed before 2000 may contain it. Sheets in good condition that are left alone are generally considered low risk, but they should not be pressure-washed, scrubbed or broken up. A sample can be tested before any work is planned, and where asbestos is confirmed, removal and disposal must be carried out by suitably trained people under the Control of Asbestos Regulations 2012. We will explain what that means before quoting for the new roof.
When the Garage Is More Than a Store
A garage used as a gym, workshop or home office needs more from its roof than one that only shelters a car. If the space will be heated, a warm roof, with insulation fixed above the deck beneath the new covering, keeps the timbers dry and the room more comfortable. Converting a garage into a habitable room normally needs Building Regulations approval, with the roof, walls and floor all brought up to insulation standards. Our team can handle the roof alongside the wider building work involved.
Unheated garages with metal sheet roofs can also drip with condensation in cold weather; sheets with an anti-condensation backing can reduce this.
Garage Roof Repair
Our Garage Roofing Services
Garage Roof Leak Repairs
We investigate leaks around joints, roof edges, adjoining walls and damaged sections of the roof. Where practical, we can complete a localised repair to prevent further water ingress.
Felt Garage Roofs
We repair and replace damaged felt garage roofs, including worn coverings, split areas, failed joints and deteriorated edges. The condition of the roof deck will also be checked.
EPDM Rubber Roofing
EPDM provides a flexible roof covering for many flat-roofed garages. We can advise whether an EPDM rubber roofing system is suitable for your property and intended use.
GRP Fibreglass Roofing
GRP fibreglass can provide a seamless finish for suitable garage roofs. Correct preparation of the roof deck, edges, joints and outlets is essential to create a reliable installation.
Roof Deck and Timber Repairs
Long-term leaks can affect timber decking, joists, fascias and other elements beneath the covering. Damaged sections may need to be repaired or replaced before the a roof is installed.
Roof Edges and Drainage
Poorly sealed edges, blocked outlets and damaged guttering can contribute to garage leaks. We inspect the surrounding trims, upstands and rainwater systems as part of the overall assessment.

I had an issue with my flashing so had six roofers out to quote... John was the only one of the six who seemed genuine and trustworthy. This turned out to be the case... he did the work for a fair price, gave a proper invoice with breakdown of work, communicated well and left it all tidy. One of the firms who quoted said we needed a new roof (we didn't). It's so important to get several quotes and trust your gut. Thank you!Posted on Google![]()

Roofer and Builder have just completed gutter and rain pipe replacement around our whole house. They were a delight to deal with - friendly, helpful and very efficient. The work was done by a team of five in a single day and was to a high standard. They cleaned up carefully on completing the work. Maybe not the cheapest but probably the best.Posted on Google![]()

I cannot recommend John and his team enough. I had water leaking through my ceiling after a storm (3 days before Christmas!). John and his team were able to attend the same day. John was very knowledgable, assessed and explained the damage with photographs, and gave me repair options on other problems that were found. The team completed all the work the same day and really went above and beyond to do a great job rather than just a patch up. They've saved me a lot of stress and were pleasant and professional to deal with throughout. I will be contacting John again for future work.Posted on Google![]()

We had a problem that had been going on for years with various people trying to repair it and failing. Last December John came and repaired the roof. The materials used were 1st class, I have photos of every stage of the operation and after rain of biblical proportions I can now safely say that the roof is sound and my house is drying out. I can’t even begin to express my gratitude and wouldn’t hesitate to recommend them to anybody. Thank you
FAQs
Garage Roof Repair FAQs
Can a leaking garage roof be repaired?
Many garage roof leaks can be repaired where the problem is localised and the underlying roof deck remains in reasonable condition. Widespread deterioration, recurring leaks or structural damage may make replacement a more suitable option.
Should I repair or replace my garage roof?
This depends on the age of the roof, the extent of the damage, the condition of the supporting deck and the history of previous repairs. We will inspect the roof and explain which option is likely to offer better value.
What type of garage roof covering is best?
The most appropriate system depends on the roof construction, size, pitch, drainage, budget and how the garage is used. Options may include felt, EPDM rubber, GRP fibreglass, tiles or slates.
Can you replace damaged roof decking?
Yes. If moisture has caused sections of timber decking to deteriorate, the affected materials may need to be replaced before a new roof covering is installed. The full extent may only become visible once the existing covering is removed.
What if my garage roof contains asbestos?
Some older garage roofs may contain asbestos cement sheets. Suspected asbestos-containing materials should not be drilled, cut or disturbed. An appropriate assessment may be needed before repair or replacement work can begin.
How much does a garage roof repair or replacement cost?
The cost depends on the size and construction of the roof, its condition, access requirements, the selected roofing system and whether the underlying deck needs attention. We will provide a quotation after assessing the work required.
My garage shares a roof with my neighbour's. Can you replace just my half?
Usually, yes. Paired garages on semi-detached houses often have one continuous roof across the dividing wall. We can replace your side and form a sealed junction along the line of the wall so the two halves work independently. If the other half is in poor condition, it is worth speaking to your neighbour, as doing both together generally gives a neater result.
Does a garage roof need guttering?
Not always, but without it, water pours off the edge and soaks the wall below. Where a garage sits on or near a boundary, rainwater should not be discharged onto a neighbour’s land. A drip trim into a gutter and downpipe, connected to a suitable drain or soakaway, is the usual answer, and new guttering can be fitted when the roof is replaced.
