Roofers in Allerton
Roofer & Builder is a family-run roofing and building firm covering Allerton in south Liverpool. We repair and replace the tiled roofs of the area’s 1930s semis, look after the slate roofs and chimneys of its larger period houses, and build loft conversions and extensions for homeowners and landlords.
Many Allerton roofs are now reaching the age where owners are weighing up repair against replacement. We give you an honest view of which makes sense, based on a proper inspection rather than a glance from the pavement, and a clear written quotation for the work. With more than 20 years in roofing, we would rather extend the life of a sound roof than replace one that does not need it.
From Merchant Villas to Inter-War Semis
Allerton stayed largely rural until the middle of the nineteenth century, when Liverpool’s merchants began building large houses in their own grounds. Some of those estates survive as parks, including Calderstones, Clarke Gardens and Allerton Tower, and substantial older houses remain around Calderstones Park.
The bulk of the housing came later. Around Allerton Road and along routes such as Mather Avenue, the streets are lined with 1930s semi-detached houses, typically with hipped tiled roofs, two-storey bay windows and a chimney stack shared with the neighbouring house. There are also post-war council-built terraces, among them Forthlin Road, where Paul McCartney grew up in a 1949 terraced house that is now looked after by the National Trust.
Re-Roofing a 1930s Semi
Where an inter-war roof still has its original covering, it is now close to a century old. The tiles themselves may have life left in them, but the fixings, battens and any underlay are usually the weak point. Common signs include tiles that slip repeatedly, daylight visible in the loft, crumbling mortar on hips and ridges, and damp patches near the chimney.
If a full replacement is the right answer, the new roof will be laid over new battens and breathable membrane, with ridges and hips mechanically fixed as BS 5534 now requires. Replacing more than 25% of a roof also triggers Building Regulations requirements for insulation; our guide on whether you need Building Regulations to replace a roof explains this.
Bay Window Roofs, Valleys and Chimneys
On many Allerton semis the front bay has its own small roof, which may be tiled, leaded or flat. Its junction with the main wall depends on a lead flashing, and once that lifts or cracks, water runs down inside the bay. Hipped roofs with dormers or rear additions also create valleys that collect leaves from the area’s mature trees.
Shared chimney stacks are the other common source of trouble: cracked flaunching, open joints and tired flashings. Our chimney stack repairs deal with the masonry and the leadwork together, so the job is done once.
Loft Conversions and Extensions in Allerton
A hipped semi can often gain a full-height room by converting the hip to a gable and adding a rear dormer. Under permitted development, semi-detached houses can add up to 50 cubic metres of roof space, subject to conditions, though Building Regulations approval is always required and the Party Wall etc. Act 1996 usually applies. Because we are builders as well as roofers, the structural work, steelwork and roof finishes stay with one team. Our dormer loft conversions page explains the process.
Emergency Roof Repairs in Allerton
Allerton’s mature trees are part of its character, but in high winds falling branches and leaf-blocked gutters add to the usual storm risks. If your roof is leaking or damaged, call our 24/7 emergency line. We will make the roof safe where it is safe to do so, then carry out a permanent repair.

I had an issue with my flashing so had six roofers out to quote... John was the only one of the six who seemed genuine and trustworthy. This turned out to be the case... he did the work for a fair price, gave a proper invoice with breakdown of work, communicated well and left it all tidy. One of the firms who quoted said we needed a new roof (we didn't). It's so important to get several quotes and trust your gut. Thank you!Posted on Google![]()

Roofer and Builder have just completed gutter and rain pipe replacement around our whole house. They were a delight to deal with - friendly, helpful and very efficient. The work was done by a team of five in a single day and was to a high standard. They cleaned up carefully on completing the work. Maybe not the cheapest but probably the best.Posted on Google![]()

I cannot recommend John and his team enough. I had water leaking through my ceiling after a storm (3 days before Christmas!). John and his team were able to attend the same day. John was very knowledgable, assessed and explained the damage with photographs, and gave me repair options on other problems that were found. The team completed all the work the same day and really went above and beyond to do a great job rather than just a patch up. They've saved me a lot of stress and were pleasant and professional to deal with throughout. I will be contacting John again for future work.Posted on Google![]()

We had a problem that had been going on for years with various people trying to repair it and failing. Last December John came and repaired the roof. The materials used were 1st class, I have photos of every stage of the operation and after rain of biblical proportions I can now safely say that the roof is sound and my house is drying out. I can’t even begin to express my gratitude and wouldn’t hesitate to recommend them to anybody. Thank you
FAQs
Roofing Questions from Allerton
Should I repair or replace the original roof on my 1930s semi?
It depends on the condition of the tiles, battens and fixings rather than the age alone. If problems are isolated, a repair is often the better value. If tiles are slipping across the roof and the battens are failing, replacement usually makes more sense. We explain what we find and quote for both where both are realistic.
Can I convert the loft in my Allerton semi without planning permission?
Often, yes, under permitted development, provided the extra volume stays within 50 cubic metres and the other conditions are met, such as no extension beyond the roof slope facing the road. Building Regulations approval is still needed, and the Party Wall etc. Act 1996 usually means notifying your neighbour.
Why does water come in around my bay window?
Usually because the lead flashing where the bay roof meets the wall has lifted, split or come away from the mortar joint, or because the small bay roof covering has failed. Blocked gutters above the bay can also overflow onto it. We check all three before recommending a repair.
Do you work on the larger houses near Calderstones Park?
Yes. Larger period houses often have slate roofs, several chimney stacks, valleys and decorative details, and they need careful planning for scaffolding and materials. We inspect first and set out the work and costs clearly in a written quotation.
