Roofers in Bootle

Roofer & Builder is a family-run roofing and building firm covering Bootle from our base at Maghull Business Centre. We repair and replace pitched and flat roofs for homeowners, landlords and businesses across the town.

Bootle’s roofs reflect its history. The town grew quickly in the nineteenth century with the railway and the docks, was heavily bombed in the Second World War and was rebuilt in stages afterwards, so slate, tile and flat roofs often sit side by side on the same street. Before recommending anything we inspect the roof, talk you through what we find and set out a clear written quotation. For most problems, our roof repair service is the place to start.

Bootle Homes and Their Roofs

Victorian terraces

Much of Bootle is still made up of the pressed red-brick terraces built for dock and railway workers. Most were roofed in natural slate, with chimney stacks shared between neighbours and a rear outrigger under its own smaller roof. Some have since been re-covered in concrete tiles, so two houses in the same row can need quite different repairs.

Post-war rebuilding

Sefton Council notes that Bootle suffered more bomb damage in the Second World War than any other British town of comparable size. Reconstruction was most extensive around Stanley Road, and in places post-war houses and flats sit among the older streets, with tiled roofs, flat-roofed porches and simpler chimneys.

Victorian villas

The railway also attracted merchants and professionals, who built large semi-detached houses on Merton Road, Trinity Road and Hawthorne Road. These have bigger slate roofs, taller stacks and more decorative detail to look after.

Common Roof Problems in Bootle

  • Slipped slates. The nails holding older slates corrode over time and the slates begin to slide. A handful can be refixed; slipped slates right across a slope suggest the fixings are failing throughout.
  • Shared chimney stacks. Cracked flaunching, loose pots and eroded pointing on a terrace stack affect both houses beneath it. Our chimney stack repairs cover repointing, rebuilding and new leadwork.
  • Outrigger junctions. Where a back extension roof meets the main wall, tired flashings and mortar fillets are a common route for water into kitchens and bathrooms.
  • Wind off the estuary. Bootle sits beside the Mersey, and exposed roofs take the full force of westerly gales, which soon find loose ridge tiles and lifted slates.

Where a repair will genuinely solve the problem, we will say so. If the covering is worn out throughout, we will explain the options for roof replacement.

Roof Work in the Derby Park Conservation Area

The Derby Park Conservation Area takes in the Victorian park itself, Christ Church at the junction of Breeze Hill and Merton Road, and the surrounding terraces and villas. Sefton Council’s advisory guidance for the area asks that roof repairs and renewals use reclaimed or new materials to match the existing covering, that decorated ridge tiles and barge boards are kept, and that unsafe chimney stacks are rebuilt to their original height and design.

If your home is in the conservation area, we will aim to match the existing slate and ridge details and tell you what to check with Sefton’s planning team first.

Landlords and Commercial Property

We carry out domestic and commercial roofing, including work for landlords with rental properties across Bootle.

Shops, offices and industrial units around the town centre and the docks often have flat or low-pitched roofs, which we can repair or re-cover in felt, EPDM rubber or GRP fibreglass to suit the building. Our commercial roofing page explains more.

Emergency Roof Repairs in Bootle

If a slate has come down, a stack looks unsafe or water is coming through a ceiling, call our emergency line on 0151 739 0669, which is available 24/7. If the roof can be reached safely, our first job is to make it watertight, and a permanent repair follows.

If the damage followed a storm, photograph it and contact your home insurer, as many policies cover sudden storm damage but not wear and tear. We can provide a written report, photos and a quote to support your claim. See our emergency roofing page for more.

Hugh thanks to John and the team for an amazing velux transformation to our victorian house. The original skylight was dangerous and leaking but has been transformed with absolute detail and precision. We are delighted with the finish. The team were fantastic, going above and beyond to sort out the issues and left the house spotless! I would highly recommend them and would certainly call on them for any of our future needs. Carla was also great; kept us updated and informed from the quote through to the completion date.

I had an issue with my flashing so had six roofers out to quote... John was the only one of the six who seemed genuine and trustworthy. This turned out to be the case... he did the work for a fair price, gave a proper invoice with breakdown of work, communicated well and left it all tidy. One of the firms who quoted said we needed a new roof (we didn't). It's so important to get several quotes and trust your gut. Thank you!

FAQs

Roofing Questions from Bootle

Usually, yes, if only a few slates are affected. Slipped slates can be refixed with purpose-made clips and cracked ones replaced with matching slate. Slipping in several places often points to corroded nails throughout the roof, and we will explain the options honestly before you decide.

Stacks on terraced houses often straddle the party wall, so work on one side can affect both homes. Speak to your neighbour early, as work to a shared party structure can fall under the Party Wall etc. Act 1996. We can inspect the whole stack so both households have the same information.

Like-for-like repairs do not usually need planning permission, but changes such as different materials, dormers or removing a stack may. Check with Sefton Council before committing. If you are replacing more than 25% of the roof covering, Building Regulations also apply; our guide on building regulations for roof replacement explains more.

Our base at Maghull Business Centre is a short drive from Bootle. We cover the whole town, including Orrell, Linacre and the streets around Derby Park and the Strand, as well as neighbouring Litherland and Seaforth.
