Roof Repairs That Deal With the Cause
Most roof problems start small. A tile slips, a length of mortar cracks away from the ridge, or a lead flashing lifts at one corner. Left alone, that small gap lets in wind-driven rain, which soaks battens, rots the edges of the felt and stains ceilings some distance from the original fault.
When we look at a roof, we look at the failed part and at the reason it failed. A slipped tile might be the result of a corroded nail, a rotten batten or frost damage, and simply sliding it back into place will not stop it happening again. Equally, one broken slate on an otherwise sound roof does not mean the whole roof needs replacing.
Once we have inspected the roof, we explain what we found, what we recommend and what the alternatives are, then give you a clear written quotation before any work starts. Because our team covers both roofing and building, related work such as chimney masonry, repointing or replacement timbers can be carried out by the same people rather than passed between trades.
Felt, Underlay and Battens Beneath the Tiles
The tiles or slates are only the first line of defence. Beneath them, most pitched roofs have a layer of felt or membrane and timber battens. On many older roofs the original bitumen felt has become brittle, particularly at the eaves, where it can tear and sag so that water runs behind the fascia instead of into the gutter.
Where the damage is confined to one area, such as the bottom few courses, we can strip that section, renew the felt and battens, and relay the covering. Repair or Replace: How We Decide
We recommend a repair when the fault is localised and the rest of the roof is sound. Replacement is worth considering when problems are widespread, for example:
- slipped or broken tiles appearing in different places after each spell of bad weather
- slates failing at the nail across large areas, often called nail sickness
- felt that has perished across the roof rather than in one patch
- a sagging roof line, or rotten battens in several places

Slipped, Cracked and Missing Tiles
We replace broken tiles and refix slipped ones, matching the profile and colour of the existing roof as closely as possible. Where a tile has moved because its nail, clip or batten has failed, we put that right too, so the repair holds.
Slate Repairs
Individual slates can often be replaced without disturbing the rest of the roof, using a suitable fixing such as a tingle or slate hook. Where slates are failing at the nail across large areas, we will tell you whether patching still makes sense.
Ridge and Hip Repairs
Loose, cracked or missing ridge and hip tiles leave the top of the roof open to the weather. We rebed or replace them and fix them mechanically, as BS 5534 requires, rather than relying on mortar alone to hold them.
Flashing and Valley Repairs
Chimney flashings, wall abutments and valleys carry a lot of water and are common leak points. We repair or renew split, slipped or lifted lead, failed mortar fillets and blocked or worn valleys in lead, GRP or dry valley systems.
Flat Roof Patch Repairs
Splits, blisters, failed joints and worn edges on felt, EPDM and GRP flat roofs can often be repaired locally when the deck beneath is sound. Where water has soaked into the deck, a larger section may need replacing instead.
Chimney and Gutter Repairs
We repair cracked flaunching, loose pots and eroded pointing on chimney stacks. We also repair, realign or replace guttering that is leaking, sagging or overflowing, so rainwater is carried away from the roofline and walls instead of soaking into them.

Roof Repairs FAQs
Can you repair my roof without replacing it?
In many cases, yes. Slipped tiles, a few broken slates, a loose ridge or a split flashing can usually be repaired on their own if the rest of the roof is in reasonable condition. If we find the underlying materials are failing across the whole roof, we will explain that honestly and set out the options, including partial or full replacement.
Will my home insurance pay for a roof repair?
It depends on your policy and the cause. Many home insurance policies cover sudden damage, such as damage from a storm, but not gradual wear and tear. If you plan to claim, photograph the damage and contact your insurer. We can provide photographs and a written quote to support your claim. Our storm damage roof repairs page explains more.
How much does a roof repair cost in Liverpool?
It depends mainly on access, the height and pitch of the roof, the materials needed and whether hidden damage is found once the covering is lifted. A small repair that can be reached safely with ladders usually costs less than one needing scaffolding. We provide a free written quote after inspection.
Can you match my existing tiles or slates?
We match the size, profile and colour of the existing covering as closely as possible. Many common concrete and clay tiles are still made, and reclaimed slates or tiles can often be sourced for older roofs. Where a tile has been discontinued and no close match exists, we will discuss the alternatives with you before starting.
What happens if you find more damage once work starts?
Sometimes lifting tiles or slates reveals rotten battens or perished felt that could not be seen from outside or from the loft. If that happens, we explain what we have found, what it means for the repair and what it would involve, and agree any additional work with you before carrying it out.
Do you repair roofs for landlords and commercial properties?
