Specialist Slate Roofing Services
Slate Roof Repair and Installation in Liverpool
Slate roofs offer a distinctive appearance and can provide reliable, long-lasting protection when they are correctly installed and maintained. Roofer & Builder provides slate roof repairs, restoration and installation across Liverpool, Merseyside, Wirral and surrounding areas.
Our experienced roofers work on traditional and modern slate roofs, from replacing individual slipped slates to completing full re-roofing projects. We will inspect the roof, explain the available options and recommend work suited to the condition and character of your property.
Professional Slate Roofing for Your Property
Slate roofs can develop problems because of weather exposure, ageing fixings, damaged battens, previous repairs or movement within the roof structure. Even one missing or broken slate can leave the materials beneath exposed to rain.
Where the problem is localised, replacing damaged slates and addressing the underlying cause may restore the roof without extensive work. Where deterioration is more widespread, partial restoration or a complete re-roof may provide a more reliable long-term solution.
Our team can assess the condition of the slates, fixings, battens, underlay, ridges, valleys and adjoining leadwork before recommending the appropriate work.
Choosing the Right Slate for Your Roof
In short: natural slate gives the most traditional finish. Welsh slate is the historic choice on many period homes across Merseyside, and Spanish slate is the most common natural alternative today. Reclaimed slate helps to match older roofs, while fibre-cement and other man-made slates are lighter and more uniform but look flatter.
| Slate type | In its favour | Things to weigh up |
|---|---|---|
| Natural Welsh slate | The original covering on many Victorian and Edwardian homes in the region, with a long track record and blue-grey to heather tones | Usually the most expensive option |
| Natural Spanish slate | Widely available in many sizes and grades, at a lower cost than Welsh slate | Quality varies between quarries and grades; some slates contain iron pyrite that can rust and stain |
| Reclaimed slate | Can match the size, colour and weathered look of an existing roof, which helps with repairs and partial renewal | Supply varies, slates must be sorted for size, thickness and soundness, and their remaining life is harder to judge |
| Fibre-cement slate | Lightweight, uniform in size and quick to lay, usually at a lower material cost | A flatter, more regular look than natural slate; the colour can soften over time, and fixing usually includes a disc rivet at the tail |
| Other man-made slates | Composite, recycled and slate-effect products offer lighter or lower-cost alternatives | Appearance and performance vary widely between products, so check suitability before using them on a period street |
Natural roofing slate is tested to the European standard BS EN 12326, so when comparing quotes it is reasonable to ask which slate, grade and quarry is being proposed. Our article on questions to ask slate roofers suggests others worth asking.
Older Slate Roofs Without Felt
Many Victorian and Edwardian slate roofs were built with no felt under the slates. Instead, the undersides were sometimes pointed with lime mortar, known as torching, to cut draughts and steady the slates. If you can see the backs of the slates from the loft, perhaps with crumbling mortar between the battens, that is what you are looking at. It is not a fault in itself, but there is no second layer to catch water if a slate slips or cracks.
Spraying foam onto the underside of the slates is sometimes offered as a way to stop them slipping. We would not recommend it. Foam can trap moisture against the battens and rafters, hides their condition, and makes later repairs and the reuse of slates much harder. Refixing the slates, or re-slating where the nails have failed across the roof, deals with the actual cause.
Slate on Terraces and in Conservation Areas
On a terraced street, each roof is read as part of one long slope. A single house re-covered in a noticeably different slate, size or colour tends to stand out, and the joint with the neighbouring roof at the party wall needs careful detailing so water cannot get in between the two.
Listed buildings need consent for alterations that affect their character, which can include re-roofing, and in conservation areas councils often look for natural slate to stay natural slate. Some conservation areas also have an Article 4 direction, under which a change of roofing material that would normally be allowed needs planning permission.

I had an issue with my flashing so had six roofers out to quote... John was the only one of the six who seemed genuine and trustworthy. This turned out to be the case... he did the work for a fair price, gave a proper invoice with breakdown of work, communicated well and left it all tidy. One of the firms who quoted said we needed a new roof (we didn't). It's so important to get several quotes and trust your gut. Thank you!Posted on Google![]()

Roofer and Builder have just completed gutter and rain pipe replacement around our whole house. They were a delight to deal with - friendly, helpful and very efficient. The work was done by a team of five in a single day and was to a high standard. They cleaned up carefully on completing the work. Maybe not the cheapest but probably the best.Posted on Google![]()

I cannot recommend John and his team enough. I had water leaking through my ceiling after a storm (3 days before Christmas!). John and his team were able to attend the same day. John was very knowledgable, assessed and explained the damage with photographs, and gave me repair options on other problems that were found. The team completed all the work the same day and really went above and beyond to do a great job rather than just a patch up. They've saved me a lot of stress and were pleasant and professional to deal with throughout. I will be contacting John again for future work.Posted on Google![]()

We had a problem that had been going on for years with various people trying to repair it and failing. Last December John came and repaired the roof. The materials used were 1st class, I have photos of every stage of the operation and after rain of biblical proportions I can now safely say that the roof is sound and my house is drying out. I can’t even begin to express my gratitude and wouldn’t hesitate to recommend them to anybody. Thank you
FAQs
Slate Roofs FAQs
Can individual roof slates be replaced?
Yes. Individual broken, slipped or missing slates can often be replaced where the surrounding roof remains in suitable condition. We will also check why the slate moved or failed.
Why do roof slates slip?
Slates can slip because their fixings have corroded or failed, the slate has cracked around the fixing hole, supporting battens have deteriorated or the roof has been affected by strong winds.
Can you match the slates already on my roof?
We will consider the size, colour, thickness and appearance of the existing roof when sourcing replacements. An exact match may not always be available, particularly on older roofs, but we will explain the most suitable options.
Can existing slates be reused during a re-roof?
Some sound slates may be suitable for reuse after they have been carefully removed and inspected. Any damaged, weakened or unsuitable slates will need to be replaced.
Does a leaking slate roof need to be completely replaced?
Not necessarily. A leak may result from a small number of damaged slates, failed flashing or another localised defect. More extensive work may be recommended where the roof has widespread fixing failures or deterioration.
How much does slate roof repair or installation cost?
The cost depends on the size and pitch of the roof, access requirements, the type and quantity of slate, the extent of repairs and the condition of the supporting materials. We will provide a quotation after assessing the work required.
Is Spanish slate as good as Welsh slate?
Good Spanish slate from a reputable quarry performs well and has been used on UK roofs for decades. Welsh slate is often preferred for matching older roofs and on listed or sensitive buildings. Because quality varies between Spanish quarries and grades, we tell you exactly which slate we are proposing rather than quoting a generic natural slate.
What can I check on a slate roof from the ground?
Look for slates sitting out of line with their neighbours, gaps in the courses, pieces of broken slate in the gutter or on the ground, and missing mortar along the ridge. Inside, check the loft after heavy rain for damp timbers or daylight showing through. Please do not climb onto the roof, as slates crack easily underfoot. A roof inspection can confirm what is happening.
