From Merchant Villas to Inter-War Semis

Allerton stayed largely rural until the middle of the nineteenth century, when Liverpool’s merchants began building large houses in their own grounds. Some of those estates survive as parks, including Calderstones, Clarke Gardens and Allerton Tower, and substantial older houses remain around Calderstones Park.

The bulk of the housing came later. Around Allerton Road and along routes such as Mather Avenue, the streets are lined with 1930s semi-detached houses, typically with hipped tiled roofs, two-storey bay windows and a chimney stack shared with the neighbouring house. There are also post-war council-built terraces, among them Forthlin Road, where Paul McCartney grew up in a 1949 terraced house that is now looked after by the National Trust.

Re-Roofing a 1930s Semi

Where an inter-war roof still has its original covering, it is now close to a century old. The tiles themselves may have life left in them, but the fixings, battens and any underlay are usually the weak point. Common signs include tiles that slip repeatedly, daylight visible in the loft, crumbling mortar on hips and ridges, and damp patches near the chimney.

If a full replacement is the right answer, the new roof will be laid over new battens and breathable membrane, with ridges and hips mechanically fixed as BS 5534 now requires. Bay Window Roofs, Valleys and Chimneys

On many Allerton semis the front bay has its own small roof, which may be tiled, leaded or flat. Its junction with the main wall depends on a lead flashing, and once that lifts or cracks, water runs down inside the bay. Hipped roofs with dormers or rear additions also create valleys that collect leaves from the area’s mature trees.

Loft Conversions and Extensions in Allerton

A hipped semi can often gain a full-height room by converting the hip to a gable and adding a rear dormer. Under permitted development, semi-detached houses can add up to 50 cubic metres of roof space, subject to conditions, though Building Regulations approval is always required and the Party Wall etc. Act 1996 usually applies. Roofer and Builder have just completed gutter and rain pipe replacement around our whole house. They were a delight to deal with - friendly, helpful and very efficient. The work was done by a team of five in a single day and was to a high standard. They cleaned up carefully on completing the work. Maybe not the cheapest but probably the best.

I cannot recommend John and his team enough. I had water leaking through my ceiling after a storm (3 days before Christmas!). John and his team were able to attend the same day.
