Roofers in Lydiate

Roofer & Builder is a family-run roofing and building firm based in Maghull, about a mile and a half from Lydiate, and we carry out roof repairs, replacement roofs and building work for homes throughout the village. Lydiate shares our L31 postcode, so it is about as local as our work gets.

Lydiate is a village of two halves: a suburban south of mainly twentieth-century houses and bungalows that runs into Maghull, and a rural north of flat arable land along Southport Road. Each brings its own roofing issues, from garage flat roofs and tired fascias to roofs with no shelter from the wind. Whatever the job, we inspect first, explain what we have found and give a clear written quotation before any work starts.

Lydiate's Homes and Roofs

The old village grew up along historic routes, and Southport Road still has some of its oldest buildings, including the Scotch Piper Inn, a Grade II* listed thatched pub reputed to be the oldest inn in Lancashire. Nearby, the ruins of Lydiate Hall and St Catherine’s Chapel sit within the Lydiate Hall and Chapel Conservation Area, and the Leeds and Liverpool Canal winds through the village.

Most homes, though, are twentieth-century: semi-detached and detached houses and bungalows on estates in the south of the village, in red brick and render under tiled pitched roofs. Many have garages, porches or rear extensions with flat roofs, and some bungalows have already been extended into the roof with dormers.

Common Roofing Issues in Lydiate

  • Exposure on the open side of the village. Homes facing the farmland have little shelter, so ridge tiles, verges and gutters take more wind. Cracked mortar ridges are a frequent cause of leaks, and current standards require ridge and hip tiles to be mechanically fixed rather than relying on mortar alone.
  • Garage and extension flat roofs. Older felt coverings blister, crack and hold standing water. Our garage roof service repairs or replaces them in felt, EPDM rubber or GRP fibreglass.
  • Dormer details. Flat-roofed dormers have edges, cheeks and flashings that all need to stay watertight; small failures often show up as damp patches in bedroom ceilings.
  • Fascias, soffits and gutters. Timber boards and early uPVC replacements eventually rot, split or sag. See our fascias, soffits and gutters page.

Loft Conversions, Roof Windows and Conservatory Roofs

Many homes in and around Lydiate have usable roof space. Under permitted development, a loft conversion can add up to 50 m³ on a detached or semi-detached house (40 m³ on a terrace), provided it does not extend beyond the roof slope facing the highway, uses similar-looking materials and has obscure-glazed, non-opening side windows below 1.7 m. Permitted development does not apply in conservation areas or to flats. You will always need Building Regulations approval, and on a semi the Party Wall etc. Act 1996 usually applies too. Our dormer loft conversions page explains more.

If a full conversion is more than you need, VELUX roof windows can bring daylight into an existing room in the roof; we are an accredited VELUX installer. And if your conservatory is too hot in summer and too cold in winter, replacing the glazed or polycarbonate roof with a solid, insulated one is an option. It usually needs Building Regulations approval, and the frames and base must be checked to confirm they can carry the extra weight. See our conservatory roof conversions.

If storm damage, a leak or a falling tile needs urgent attention, call 0151 739 0669; our emergency line is available 24/7. Where it is safe, we make the roof safe and watertight first, then return to complete a permanent repair.

I had an issue with my flashing so had six roofers out to quote... John was the only one of the six who seemed genuine and trustworthy. This turned out to be the case... he did the work for a fair price, gave a proper invoice with breakdown of work, communicated well and left it all tidy. One of the firms who quoted said we needed a new roof (we didn't). It's so important to get several quotes and trust your gut. Thank you!

Roofer and Builder have just completed gutter and rain pipe replacement around our whole house. They were a delight to deal with - friendly, helpful and very efficient. The work was done by a team of five in a single day and was to a high standard. They cleaned up carefully on completing the work. Maybe not the cheapest but probably the best.

I cannot recommend John and his team enough. I had water leaking through my ceiling after a storm (3 days before Christmas!). John and his team were able to attend the same day. John was very knowledgable, assessed and explained the damage with photographs, and gave me repair options on other problems that were found. The team completed all the work the same day and really went above and beyond to do a great job rather than just a patch up. They've saved me a lot of stress and were pleasant and professional to deal with throughout. I will be contacting John again for future work.

We had a problem that had been going on for years with various people trying to repair it and failing. Last December John came and repaired the roof. The materials used were 1st class, I have photos of every stage of the operation and after rain of biblical proportions I can now safely say that the roof is sound and my house is drying out. I can’t even begin to express my gratitude and wouldn’t hesitate to recommend them to anybody. Thank you

FAQs

Roofing Questions from Lydiate

Often, yes, though it depends on the roof pitch, the available head height and the structure. Bungalows commonly suit a dormer conversion, which adds headroom and floor space. We will look at the roof, explain what is realistic and outline the planning and Building Regulations requirements before you commit.

Yes. Older cottages and houses can differ from the estate homes in their construction and materials, and chimneys and roofs may have been altered over the years. We take that into account when recommending repairs. If a building is listed or sits within the Lydiate Hall and Chapel Conservation Area, check with Sefton Council before changing materials or appearance.

Re-bedding in mortar alone no longer meets BS 5534, which requires ridge and hip tiles to be mechanically fixed. The usual options are a dry ridge system or a mortar-bedded ridge that is also mechanically fixed. Both deal with the cause rather than patching the symptom.
