Tiled Roof Repair, Replacement and Installation
Tiled Roof Repair and Installation in Liverpool
A well-installed tiled roof provides reliable protection while contributing to the appearance and character of your property. When tiles become cracked, loose or missing, however, rainwater can reach the underlay, battens and internal roof structure.
Roofer & Builder provides professional tiled roof repairs, restoration and installation across Liverpool, Merseyside, Wirral and surrounding areas.
Our experienced roofers work with clay and concrete roof tiles, from replacing individual damaged tiles to completing partial and full re-roofing projects.
Professional Repairs for Clay and Concrete Tiled Roofs
Tiled roofs can develop defects because of strong winds, frost, ageing fixings, damaged battens, previous repairs or movement within the roof structure.
Where damage is limited to a small area, replacing individual tiles and correcting the underlying defect may restore the roof without extensive work. Where deterioration is more widespread, partial renewal or a complete re-roof may offer a more reliable long-term solution.
Our team will assess the visible condition of the tiles, ridges, verges, valleys, flashing and accessible supporting materials before recommending the most appropriate work.
Clay or Concrete Roof Tiles?
In short: concrete tiles are widely used on post-war semis, estates and newer homes and are usually the more economical choice. Clay tiles cost more but hold their colour and suit older and more traditional houses.
| Concrete tiles | Clay tiles | |
|---|---|---|
| Look | Wide range of colours and profiles; the coloured surface gradually wears and dulls | Colour runs through the tile, so it mellows with age rather than fading |
| Where you see them | Interlocking tiles on post-war housing, extensions and new builds | Plain tiles and pantiles on period homes, renovations and higher-specification projects |
| How they age | Older tiles can become rough and porous, holding moisture and moss | Some older or poorly fired tiles can flake on the face after repeated frost |
| Material cost | Usually lower | Usually higher |
Plain Tiles, Interlocking Tiles and Roof Pitch
There are two broad families of roof tile:
- Plain tiles are small and laid double-lapped, so every part of the roof has at least two thicknesses of tile. They need many more tiles per square metre, are heavier and generally need a steeper pitch, but they can be worked neatly around bays, dormers and curved details.
- Interlocking tiles are larger, single-lap tiles with grooves along the sides that lock into the next tile. Profiles include double Roman, pantile styles and flat designs. Fewer tiles are needed, so they are quicker to lay, and many can be used at lower pitches than plain tiles.
Before quoting, we check the pitch and exposure of your roof against the manufacturer’s requirements for the tile being proposed, including how many tiles need nailing or clipping. Our guide to roofing materials for UK weather compares tiles with slate and other coverings.
Weak Points on a Tiled Roof
Many tiled roof leaks start at the edges and junctions rather than in the middle of a slope:
- Verges: on older roofs the tiles at the gable ends are often bedded on mortar, which cracks and drops out. A dry verge system replaces it with interlocking caps fixed to the batten ends, so nothing relies on mortar.
- Broken nibs and missing clips: interlocking tiles hang on the battens by small nibs on the back. If a nib breaks, or the tiles were never clipped, they can slide or lift in high winds.
- Eaves: the underlay at the bottom of the roof should carry water into the gutter. Where it has sagged or perished, an eaves support tray and new underlay can be fitted by lifting the lower courses. Our article on roof felt failure under tiles explains the signs.
- Abutments: where a slope meets a wall, older houses often have a mortar fillet instead of lead, and it tends to crack away from the brickwork.
Ridge and valley faults are just as common and are covered on our ridge tile repairs and roof valley repairs pages.

I had an issue with my flashing so had six roofers out to quote... John was the only one of the six who seemed genuine and trustworthy. This turned out to be the case... he did the work for a fair price, gave a proper invoice with breakdown of work, communicated well and left it all tidy. One of the firms who quoted said we needed a new roof (we didn't). It's so important to get several quotes and trust your gut. Thank you!Posted on Google![]()

Roofer and Builder have just completed gutter and rain pipe replacement around our whole house. They were a delight to deal with - friendly, helpful and very efficient. The work was done by a team of five in a single day and was to a high standard. They cleaned up carefully on completing the work. Maybe not the cheapest but probably the best.Posted on Google![]()

I cannot recommend John and his team enough. I had water leaking through my ceiling after a storm (3 days before Christmas!). John and his team were able to attend the same day. John was very knowledgable, assessed and explained the damage with photographs, and gave me repair options on other problems that were found. The team completed all the work the same day and really went above and beyond to do a great job rather than just a patch up. They've saved me a lot of stress and were pleasant and professional to deal with throughout. I will be contacting John again for future work.Posted on Google![]()

We had a problem that had been going on for years with various people trying to repair it and failing. Last December John came and repaired the roof. The materials used were 1st class, I have photos of every stage of the operation and after rain of biblical proportions I can now safely say that the roof is sound and my house is drying out. I can’t even begin to express my gratitude and wouldn’t hesitate to recommend them to anybody. Thank you
FAQs
Tiled Roofs FAQs
Can individual damaged roof tiles be replaced?
Yes. Cracked, broken, slipped or missing tiles can often be replaced without renewing the entire roof, provided the surrounding tiles and supporting materials remain in suitable condition. We will also check for damaged fixings or battens that may have contributed to the problem.
What causes roof tiles to crack or slip?
Roof tiles can become damaged because of strong winds, frost, impact, ageing fixings, deteriorated battens or movement within the roof structure. Previous repairs and incorrectly fitted replacement tiles can also create vulnerable areas.
Do I need a repair or a complete tiled re-roof?
Localised damage may only require individual tile replacement or repairs to a defined section. A complete re-roof may be more appropriate where there is widespread deterioration, recurring leaks or significant damage to the battens and underlay.
Can you match the tiles already on my roof?
We will consider the profile, size, material and colour of the existing roof when sourcing replacement tiles. An exact match may not always be available on older roofs, but we will explain the closest suitable options before work begins.
Do you install both clay and concrete roof tiles?
Yes. We work with commonly used clay and concrete roof tiles. The appropriate product will depend on the roof pitch, supporting structure, property style and appearance required.
How much does tiled roof repair or replacement cost?
The cost depends on the size and pitch of the roof, the number and type of tiles required, access arrangements and the condition of the battens, underlay and supporting structure. We will provide a quotation after assessing the work required.
Why do my concrete roof tiles look faded and rough?
The coloured surface of a concrete tile wears away slowly over the years, leaving a rougher texture that holds more moisture and tends to grow moss. That alone is mostly cosmetic. Tiles that are soft, flaking or crumbling at the edges are a different matter, as they suggest the covering is nearing the end of its useful life.
Can an extension roof be tiled to match the house?
Usually, if the extension roof is steep enough for the same tile. Extensions and porches are often built to a shallower pitch than the main roof, and the matching tile may not be approved for that pitch. In that case, a similar-looking tile designed for lower pitches, or a different covering, may be needed. We check this before quoting.
Are there roof tiles that look like slate?
Yes. Flat interlocking concrete and clay tiles are made in slate-like profiles and colours. They are quicker to lay than natural slate and usually cost less, but they are thicker at the edges and look more uniform close up. On a period terrace, natural or reclaimed slate is often the better match. Our slate roofing page covers the slate options.
